Failte B&B – Terms & Conditions (Updated Version 2025)

Version 3.0 – November 2025

By placing a booking with Failte B&B (the property owner or their representative), you — the lead guest — and your booking party agree to the following Terms & Conditions. Please read them carefully. If you have any questions, please contact us before making a booking.

1. Booking & Guest Responsibility

  • The lead guest must be at least 16 years old to place a booking.

  • The maximum occupancy per room is shown in the room description.

  • If the person making the booking is not the lead guest staying, the booking-holder may still be held responsible for:

    • cancellations,

    • non-arrival, and

    • any damages caused during the stay.

  • Only the lead guest and named members of the booking party may use the property and its facilities.

  • Third-party visitors are only permitted with express permission from the owners.

  • To secure any booking, a valid credit/debit card is required.

All guests agree to respect the peace, privacy, and comfort of other guests, neighbours, and the owners. We reserve the right to cancel a booking with immediate effect if guests breach this agreement, cause disturbance, or create a nuisance.

2. Check-In & Check-Out

  • Check-in: Between 16:00 and 20:00
    Early/late arrivals only by prior arrangement.

  • Check-out: By 10:00 on the day of departure.

Failure to check out by 10:00 may result in additional charges.

3. Cancellations, Deposits & Non-Arrival

Guest Cancellation

If you need to cancel your booking, please contact us as soon as possible.

Non-Arrival

If you fail to arrive for any reason, the full booking amount is due.

We strongly recommend that guests purchase appropriate travel or cancellation insurance.

Our Cancellation

In the rare circumstance that we must cancel your booking, our liability is limited to the refund of any payment already made. We cannot accept responsibility for events beyond our control.

4. WiFi Fair Usage Policy

Where WiFi is provided, guests agree to use it fairly and appropriately.
Usage may be monitored to ensure a high level of service.

WiFi is intended for:

  • general browsing

  • email

  • messaging

  • social media

  • light streaming

It is not suitable for:

  • heavy streaming

  • online gaming

  • large downloads/uploads

Illegal online activity is strictly prohibited and will be reported to authorities.

5. Damages, Loss & Additional Charges

  • The lead guest is responsible for any damage caused by any member of the booking party.

  • This includes breakages, stains, spillages, and damage to furniture, fixtures, or fittings.

  • Accidental damage must be reported immediately to reduce repair costs.

  • Lost keys incur a replacement charge.

  • We reserve the right to charge for extra cleaning where rooms are left in an unreasonable state.

Lost Property

  • Items found will be held for 1 month.

  • We accept no responsibility for replacing lost items.

  • Items can be returned via recorded delivery at the guest’s expense.

6. Smoking Policy

In accordance with the Health Act 2006, smoking and vaping are not permitted indoors.
Smoking is allowed only outside in designated areas.

A deep-cleaning charge may apply if evidence of indoor smoking or vaping is found.

7. Pets & Service Dogs

  • Pets are not permitted.

  • Service dogs are welcome but must be declared at the time of booking.

8. Parking

Where on-site parking is provided, guests park at their own risk.
The property accepts no liability for loss or damage to vehicles or their contents.

9. Accessibility

An accessibility statement is available on request and should be reviewed by guests who may have mobility requirements.

10. Personal Details & Privacy (UK GDPR / DPA 2018)

We are legally required to collect and store certain guest information in accordance with the Immigration (Hotel Records) Order 1972.
This includes:

  • full name

  • nationality

  • for non-British, non-Irish, and non-Commonwealth guests: passport number, place of issue, and next destination

This information is retained for 12 months and processed according to the UK GDPR and Data Protection Act 2018.

Guest Book

Entries must not contain personal information you would not wish to be made public. Any entries containing sensitive information may be removed.

11. Our Right to Cancellation and Refusal of Service

We reserve the right to cancel any booking or refuse service without refund if guests:

  • breach these Terms & Conditions,

  • cause damage or disturbance,

  • behave abusively, illegally, or inappropriately, or

  • present a safety or security risk.

12. Governing Law

These Terms & Conditions are governed by the laws of Scotland.
